Before any plan, the lot tells us what is possible. We walk it with you, study the setbacks, talk to the neighbors, and confirm what can be built before you commit to a dollar.

Coastal Commission, City, HOA. Forty years of navigating Newport Beach approvals means we know the rooms each application has to clear, and the order to walk it through.

Ground-Up Build
Foundation pour to final cabinet pull. Dennis or Reid on the site every day, coordinating the trades directly, watching the details that determine how the home ages.

Move-In Care
