A ground-up custom build on one of the most coveted streets on Balboa Island, designed for a multi-generational family that wanted to gather without losing privacy.

The lot is narrow and deep, with a primary view straight out at Newport Bay. The design brief was simple: open the main floor to the water, give the kids real bedrooms, give the grandparents a wing of their own, and make sure the kitchen could host twenty. The rest was details.

Construction took fourteen months from foundation pour to final walk-through. Dennis and Reid coordinated every trade. The family moved in the week after final inspection and has hosted three holiday seasons since.
